Sébastien Vidal, 24 year-old entrepreneur, director of www.immo-neo.com and online real estate consultant was on SKEMA’s Sophia Antipolis campus to present his business and the power of online real estate sales to MSc Web-Marketing and Project Management students.
At the age of 22 he believed in his idea and started his own web company selling apartments and houses online. Through the use of social networking tools (such as Facebook, Twitter, etc) and other online marketing strategies the website became a great way to advertise houses and apartments for sale in the Alpes-Maritimes and French Riviera region. His business appeals to sellers and buyers as there is no need for an intermediary agency.
Sébastien explained a little bit of the job they do at Immo-Neo. He usually goes to the house or apartment that is for sale to take some photos of the place. There, he helps sellers with decoration and placement of furniture to make the best impression. He then publishes the advertisement in his website and through social media channels. The properties advertised sell quickly. As these transactions are made by the seller directly with the buyer, there is no need to pay the usual 6% commission to real estate agencies – a fact that both sellers and owners appreciate.
To publish an ad with pictures, sellers have to pay a fee that depends on the house/apartment size. Rather than paying the 6% agency fee over the house value, the seller just pays a fee of around 400 euros. Sebástien's first client sold his house in just seven days.
In the year since the company’s set up, Sébastien has already published more than 100 ads, resulting in the sale of 40 units within record time (5 to 120 days). At the end of Sébastien’s presentation, Mr Bossard, an MSc WMIPM teacher and owner of the Wacan Agency explained: “This shows you guys that with energy, the will and good communication channels, a website can be successful and make money. Even without a big investment!”
